Explore Living Brighton Marina Plans Shown Off

Explore Living, housing division of construction giant Laing O'Rourke, have been showing off their new plans for a development at Brighton Marina in a public exhibition.

The huge scheme, which is in addition to the Brunswick Development plans that it will stand alongside. The project occupies a gateway site to the official Brighton Marina development sitting on unused land such as a local supermarket car-park.

The site will have fifteen or so new blocks including 799 privately owned apartments and 533 affordable homes for key-workers including two new towers, Marina Square and Marina Point. Plans for other tall buildings however have been reduced to take into account the views of local residents including the Estate Managers Office which has been reduced to a mere six floors from a previous height of fifteen, another one has been reduced even more from twenty six to ten.

In addition to the housing there will also be new public facilities and leisure areas including a cliff-side park along the northern edge of the site, an eco learning space, an entertainment plaza for all round public sporting activities from volleyball to ice-skating, and the focal point of Marina Square that will have cafes and a public square.

Much is made of the greenness and eco-friendly aspects of the development. This isn't just limited to green roofs but goes beyond this to include biomass boilers to minimise gas demand, rain water harvesting and it will even be hooked into the Asda refrigerating plant to get heating from this. Sadly though, there will not be the tide and wind power generation that the Brunswick Development plans have.

Unusually for a development the health benefits of it have also been considered and this has included incorporating them into the plan. Amongst these are a 2.5 kilometre jogging track that winds its way through the planned streets marrying exercise in a more intimate way than most developments have.

Explore Living hope their plans will be widely welcomed by Brighton's public now that they have reduced the tall elements and the intrusive impact that some complained about. The next step will of course be a planning application that should be forthcoming in 2007.
